 FULL PROPERTY MANAGEMENT for homeowners that want us to deal entirely with the tenant.

ü  Rental evaluation of the rental property

ü  Online marketing and advertising for tenants

ü  Providing property information to potential tenants

ü  Arrange and conduct showings of the property

ü  Interview prospective tenants. Reference and credit checks

ü  Prepare lease agreements 

ü  Collect security deposit when lease is signed

ü  Collect monthly rent by pre-authorized debit, cheque or cash

ü  Prepare Form K’s as required

ü  Detailed move-in inspection including photos.

ü  Handling all tenant concerns

ü  Arrange maintenance and repairs with Owners approvals

ü  Coordinate property maintenance services as required

ü  Coordinate seasonal annual maintenance as required

ü  On-site Inspections as required by the BC Residential Tenancy Act

ü  On-site inspection on an annual basis included

ü  Optional On-site inspection on an every 3 month basis

ü  Pay approved expenses on Owners behalf

ü  Provide the owner with monthly financial statements

ü  Provide Annual Income and Expense Operating Statement

ü  Annual evaluations as required for insurance purposes

ü  For non-resident owners we will assist you with the non-resident taxes and assist with annual filing as required by Revenue Canada (extra charge applies).

Prepare tenant notices for arrears rent, eviction as per the Residential Tenancy Act. Represent Owner at any proceedings they cannot appear at
